We are active investors in this region, not just developers. That means the sites we acquire, the buildings we renovate, and the schemes we deliver are chosen because they make long-term sense for the North East – not just because they stack up on paper. From site acquisition and planning through to construction and management, we control the whole process.
From new builds to complex conversions, we hold every project to the same standard. That means quality materials, skilled contractors, and no corners cut at the stages that matter most.
Sitting within Storm Property Group ensures our developments are grounded in active rental demand, commercial viability, and long-term asset performance.

We are interested in a wide range of sites across the North East – from brownfield land and redundant commercial buildings to former industrial plots, derelict properties, and sites with expired or lapsed planning consent.
We are not restricted to sites that are ready to develop. In fact, some of the most interesting opportunities we pursue are the ones that require work to unlock – sites that have been overlooked, undervalued, or where a change of use is needed to realise their potential. If you own land or a building that you are not sure what to do with, it is worth a conversation.
We look at both residential and commercial opportunities, including mixed-use sites, and we have experience delivering everything from single residential conversions to multi-unit industrial developments.
Yes. Joint ventures are a genuine part of how we work.
If you own land or a site and want to develop it but do not have the resource, expertise, or appetite to take it on alone, a joint venture with Storm Developments gives you access to our development experience, our contractor relationships, and the wider financial and operational backing of the Storm Property Group.
JV structures vary depending on the site, the opportunity, and what each party brings to the table. We approach every potential partnership with a straightforward conversation about what is realistic, what each side contributes, and how returns are shared. If it makes sense for both parties, we find a way to make it work.
Yes, in many cases. Lapsed or refused planning permission does not automatically rule a site out for us – in fact, some of the sites we are most interested in have a complicated planning history.
A lapsed consent simply means the permission was not implemented in time. In most cases it can be renewed, and we have the experience to navigate that process. A refused application requires more careful assessment – we look at the reason for refusal, whether the objections can be addressed through a revised scheme, and whether the site still has viable development potential under a different approach.
If you have a site where planning has not gone to plan, we are happy to take a look and give you an honest view of what the options might be.
Our primary focus is the North East of England, with Hartlepool and the surrounding County Durham and Teesside areas being at the core of our activity. This is where the Storm Property Group is headquartered, where we have the deepest market knowledge, and where we are actively investing in bringing sites and buildings back into productive use.
We are not restricted to a single town or postcode. If a site or opportunity is compelling and falls within a reasonable distance of our operational base, we will look at it. Our interest in the region is long term – we are not developers who move from area to area chasing short-term returns. We are building something here, and that means we take a considered view on where and what we develop.
Being part of the Storm Property Group means a development project has access to resource and expertise that goes well beyond what a standalone development company can offer.
From a financial perspective, Storm Holdings provides the asset management and investment infrastructure that supports acquisitions and development funding. From a lettings and management perspective, Storm Lettings means that once a residential development is complete, we have an established operation to fill and manage it – which is particularly valuable for build-to-rent schemes or developments aimed at the private rented sector. Storm Investments means we understand what landlords and investors are looking for, which informs the quality and specification of what we build.
In practice, this means decisions are made faster, there are fewer gaps between acquisition, development, and occupation, and the whole process is managed by a team that has a genuine stake in the outcome – because in many cases, we are investing our own money alongside our partners.
